Credit Criteria:  No Bankruptcy/Foreclosure - Last 5 Years  ▪   No Outstanding Judgments  ▪   VOE/CPA (Self Employed) Required

Loan Size:    ▪  Max Loan - $3,000,000     

Terms:  Loan term is 30 years.  All loans adjust every year after expiration of initial fixed period and readjust to margins stated above for each credit category.

Index: Six Month Libor. Amortization: All loans amortize over 30 years.

Debt Service:  Multifamily and mixed use 1.20, all other 1.25

Prepayment penalties.    Penalty is 10% for length of fixed period.

Options- Rate Adjustments

1.  + 50 basis points single tenant building                                       2.  +25 basis points for reducing margin over Libor from 5% to 4%  

3. + 25 basis points for selecting 80% LTV option for multifamily                 4.  +25 basis points owner occupied         

5.  +50 basis points for reducing prepay to 5% for fixed period
