COMMERCIAL LOAN PROGRAM HIGHLIGHTS

1.  Stated Program

Our stated program provides easy access to capital for a wide variety of commercial properties. We offer flexible underwriting with minimal documentation.

            Loan Amount:  $200,000.00- $1,500,000.00

            Term:  Fixed between one to three years with maturity in thirty years.

Prepayment:  4/4/3/2 one and two year option, 4/4/4/2 for three year option

Eligible Properties:  Retail, office, warehouse, multifamily, mixed use, self storage, hotel, daycare.

            Eligible Fico: Minimum middle Fico score 620

Amortization: thirty year for all products.  Interest only options available for loans with LTV’s at 65% or lower

Caps:  All loans have a life cap of 6% above the start period and 2% for each change period.
 

2.  Lite Doc Program

Our lite doc program provides an alternative for those borrowers seeking better terms who can provide some supporting income documentation. 

Documentation Requirements:  Typically two years business and personal tax returns is sufficient.

            Loan Amount:  $200,000.00- $2,000,000.00

            Term:  Fixed between two years to five years

            Prepayment:  3/2/1

Eligible Properties:  Retail, office, warehouse, multifamily, mixed use, self storage.

Eligible Fico: Minimum middle Fico score 620

            Amortization: Thirty year for all products.
